On June 19, 2022, Shenzhen Construction Science and Technology Promotion Center organized the green building project visit activity of 2022 Energy-Saving Publicity Month in the Building field, inviting the construction industry personnel to visit Vanke Binhai Cloud Center, an excellent green building project.

What is so special about this building in Shenzhen, a city of skyscrapers?

Originally, after winning the second prize of the National Green Building Innovation Award in 2020 and the three-star National Green Building logo in 2021, in the first half of this year, Cushman&Wakefield Vanke Service helped the project pass the LEED and WELL double platinum certification again, becoming the only project in Shenzhen to get the double platinum certification.

Green benchmarking to achieve Certification "Grand Slam"

At present, there are three well-known green building evaluation systems in China, namely, China Green Building Evaluation Label, LEED certification by the Green Building Council of the United States and WELL certification by the International Institute for Healthy Building. The certification standards are all focused on energy saving, water saving, indoor environmental quality and operation management.

Vanke Binhai Cloud Center is located in Chegongmiao business District, Futian District. It is a super Grade A office building. From the beginning of construction and design, it has focused on the concept of sustainable development and innovated and applied a number of energy-saving technologies. In 2022, we will pass LEED and WELL double platinum certification and achieve the "Grand slam" of green building certification within 3 years.

Low-carbon service continues to optimize green operations

The identification certification is inseparable from the property and facilities management service side of the green operation management. But certification is not the end of the road. Continuous optimization of green operations is the key.

Cushman&Wakefield Vanke Service assists Vanke Binhai Cloud Center to continuously improve the green operation management system such as water saving, energy saving and garbage classification, and constantly promote the application of energy-saving new equipment and new technology to make the green operation more intelligent and efficient.

In terms of energy consumption management, the project carries out real-time visual monitoring of the energy consumption data of water, electricity and cold in different areas through the intelligent management system configured in buildings, and synchronously uploades the metering data to the municipal energy consumption monitoring platform.

In terms of water saving, we actively promote the use of level 1 water-saving appliances. When cleaning personnel wash the road, they use the combination of ground washing robot and water-saving high-pressure water gun, which not only saves labor but also saves water. The ground afforestation adopts automatic sprinkler and irrigation system combined with rainfall sensor. The watering water comes from rainwater recovered from rainwater station and condensed water of air conditioning.

In terms of power saving, through the installation of air conditioning, lighting time control switch, the adoption of zoning + centralized intelligent energy saving control mode, as well as roof installation of solar power panels, optimization of refrigeration unit control strategy, optimization of ladder route and other upgrading and renovation work, help the project to reduce energy and emissions, to achieve a "win-win" economic and social benefits.

Green propaganda environmental protection concept into the service

As an urban green building demonstration project, Vanke Binhai Cloud Center will host several green visit and exchange activities every year, participate in the subject research activities initiated by industry associations, and make every effort to promote the high performance and high comfort office environment experience brought by green buildings.

Since the beginning of this year, the customer service team of Cushman&Wakefield Vanke Service has been responsible for receiving 15 green visit and exchange activities.

Vanke Binhai Cloud Center actively participated in the "Earth Hour" blackout activity initiated by Cushman&Wakefield Vanke Service on March 26 this year.

In addition, the project service team provides "Instructions for the Use of Green Facilities" for the enterprise customers, carries out annual survey on the satisfaction of green buildings and continuously carries out the anti-smoking publicity of "smoke-free buildings", so as to guide the customers to practice the concept of green, low-carbon and environmental protection.

Under the two-carbon strategy, property services will also go green. Cushman&Wakefield Vanke Service has always been adhering to the concept of sustainable development, to build low carbon property. 在高楼林立的深圳，这栋楼有什么特别之处？

原来，继荣获2020年度全国绿色建筑创新奖二等奖，2021年取得三星级国家绿色建筑标识后，今年上半年，万物梁行再次助力该项目通过LEED、WELL双铂金级认证，成为深圳唯一取得双铂金认证的项目。

目前，在国内为人所熟知的绿色建筑评价体系主要有三个，分别是：中国绿色建筑评价标识、美国绿色建筑协会所制定的LEED认证和国际健康建筑研究所制定的WELL认证，认证标准都集中在节能、节水、室内环境质量和运营管理等方面。

滨海云中心位于福田区车公庙商圈，是一栋超甲级办公写字楼，从建造设计之初便着眼于可持续发展理念，创新应用多项节能技术，荣获2020年度全国绿色建筑创新奖二等奖，2021年获得三星级国家绿色建筑标识，2022年通过LEED、WELL双铂金级认证，在3年内一举实现绿色建筑认证的“大满贯”。

低碳物业持续优化绿色运营

获得标识认证的背后离不开物业及设施管理服务方的绿色运营管理。但获得标识认证并不是终点，持续优化绿色运营才是关键。

万物梁行协助滨海云中心持续完善节水、节能、垃圾分类等绿色运行管理体系，不断推动节能新设备、新技术的应用，让绿色运营更加智慧高效。

能耗管理方面，项目通过楼宇配置的智慧化管理系统，对不同区域的水、电、冷的使用量等能耗数据进行实时可视化监控，并已实现计量数据同步上传至市能耗监测平台。

节水方面，积极推广使用1级节水型器具，保洁人员在冲洗道路时采用洗地机器人和节水高压水枪相结合的方式，不仅省力而且省水。地面绿化采用自动喷灌系统结合雨量感应器，浇灌水源来自雨水站回收的雨水及空调冷凝水。

节电方面，通过安装空调、照明时控开关，采用分区+集中智能节能控制方式，以及屋面安装太阳能发电板、优化制冷机组控制策略、优化派梯路线等升级改造工作，帮助项目降能减排，实现经济效益与社会效益的“双赢”。

绿色宣传环保理念融入服务

作为城市绿色建筑示范项目，滨海云中心每年都会承办多场绿色参观交流活动，参与行业协会发起的课题调研活动，不余遗力地推广绿色建筑带来的高性能及高舒适性办公环境体验。

从年初至今，由万物梁行项目客服团队负责接待的绿色参观交流活动已达15场之多。

在今年3月26日万物梁行倡议开展的“地球一小时”熄灯活动中，滨海云中心积极参与。

此外，项目服务团队为入驻企业客户提供《绿色设施使用说明》，每年开展绿色建筑满意度调研并持续开展推行“无烟大厦”禁烟宣传等，引导客户共同践行绿色低碳环保理念。
